Remember, there are many things that make up the function and serviceability of the place we call home. I really believe periodic inspections of various components will save you tons of money in the long run such as:
- The roof covering and its condition in the attic where many leaks begin and can go unnoticed for long periods of time thus allowing major damage to occur.
- Making sure the gutter system is doing its job carrying the rain water away from the structure.
- Checking the exterior for cracks in the brick or damage to various types of siding which can also allow water and insect intrusion as well as thermal issues.
- There can be many issues on the inside of a home that the home owner is more likely to notice, but do not understand why they are occurring or what type of repair is needed.
- Plumbing leaks like roof leaks can go unnoticed for long periods of time and can cause very expensive damage if not detected early. Leaking hot water heaters in crawl spaces or in closed areas can go unnoticed. Note: Damage from a long time undetected water or sewer leak may not be covered by your home owners insurance as they are not classified accidental and unintentional.
- The electrical system is and its proper function is very important. Remember that the electrical system is made up of wire and its connections and any loss of power to receptacles, fixtures, and switches typically a loss of connection. Note: loose connections can be a fire hazard.
- Structural issues can develop at any time to any home regardless of its age and if not caught early can be the most costly of types of repairs. In South Carolina they are caused, but not limited to water intrusion, earth movement, and wood destroying insect infestations.
- HVAC systems if not inspected or serviced regularly can turn into costly repairs as well as high utility bills. Note: A HVAC tech can check the mechanical units, but may not check to make sure the duct work and all of its components are intact.
- Other heating devices such as fireplaces, wood stoves, and gas logs should also be checked to make sure they are functioning properly.
- A crawl space inspection will check for many of the items above as well as floor insulation, ventilation, piers, foundation condition, water intrusion, and general moisture content as it is affecting building components.
